01 The clock

Five to sevenyears in line.Eighteen monthsin your plan.

ERCOT’s interconnection queue has run to roughly 380 gigawatts. Generation built behind the meter, on land you control, never stands in it.

Waiting has a price. Hardware specified for 2027 energizes into a facility finished years after the generation it was bought for has been superseded. Capital sits allocated. Compute sits allocated. Competitors deploy. And the capacity you could have controlled early is bought late, at scarcity pricing, from whoever did the work sooner.

Generate, don’t wait.

02 The ground

From theRio Grandeto theNiagara River.

Fifteen properties under a control instrument across five states — 21,919 acres as of August 2026. Eighty-five per cent of it in Texas.

Controlled positions per ISS Model V66.5. Positions under evaluation are not counted.

03 The pass

One tract.Three passes.

Every site walks the same process. You choose where to come in.

  1. Orthophoto of a wooded tract at night grade, its parcel boundary drawn as a thin ochre polygon with survey points at the corners, a county road along the south edge and a creek running down the east side.

    Pass 01 · Site verified

Boundary controlled. Water, power, fiber, gas, title, environmental, community — facts, not hypotheses.

    A · Take it verifiedPower · Yours

  2. The same frame after horizontal development: six pale graded pads cut into the woods on a service loop, two impoundments dug west and south, the ochre boundary unchanged.

    Pass 02 · Horizontal development

Pads graded, roads cut, water impounded. Engineering and permits become deployable powered capacity.

B · Take it ready to buildPower · Yours

  3. The same frame after vertical development: three long data halls standing on the central pads, a substation and switchyard east of them, a second switchyard on the north-west pad.

    Pass 03 · Vertical development

Steel up, substation set — behind-the-meter generation where the deal calls for it.

One representative tract, surveyed three times. Pass 03 shows what vertical development produces.

05 The work

The asset is land. The product isExecution.

Power engineering, permitting, and community trust — run together on every site, county by county. It is the unglamorous work that turns raw land into a deployable asset, and it is the hardest thing here to copy.

A single lattice transmission tower standing dead centre against a clouded sunset, above a freshly graded pad ringed with surveyor's stakes and pink flagging.

01 · Power engineering

The architecture that makes a site deployable for megawatt-class racks.

  • Power systems engineering
  • On-site generation, when the deal calls for it
  • 800 VDC distribution
  • Hybrid liquid cooling
  • Water
  • Fiber
A stone county courthouse seen head-on at dusk under heavy cloud, its clock tower and bell cupola centred above a dated pediment, one upper window lit from within, and a flagstone walk running to the front steps.

02 · Permitting

The regulatory geometry of each state and county, navigated in sequence.

  • Permitting
  • Environmental
  • Zoning
  • Pipeline tap
  • Water rights
  • Interconnection
A steel ranch gate chained and padlocked shut across a caliche two-track, the road running straight to a flat horizon under a thin band of red sunset.

03 · Community trust

The soft work that determines whether a permit is approved or stalls for two years.

  • Community relations
  • Political support
  • Utility and operator trust
  • Landowner relationships

The reference design

The reference design: grid-independent multi-layer generation, native 800 VDC distribution, and hybrid liquid cooling, specified against the next generation of AI compute. It is an architecture, not a product — sizing is per site.

How the platform works

Site transferor contractedcapacity.

Buyers acquire controlled positions at the stage that suits them. Operators contract for capacity on campuses ISS Mining retains and develops. Both rest on the same permitting, power, and community execution.
